Land Title Registration & Verification in Nigeria (2026)

Register your title — and verify before you buy

Land in Nigeria is only as safe as its paperwork. Registering your title puts your ownership on the official record; verifying title before a purchase is what stops you buying a problem. This guide covers the land registry search, land ownership verification, and how registration actually works in Lagos, Abuja and beyond.

Honest note: RenewPapers is not a land registry. Searches and registration happen at the state/FCT land registry. What we do is conduct the search, interpret the result, and handle registration so your title is recorded correctly.

    What a proper check uncovers

    • Who really owns it and whether the seller is that person.
    • The root of title — C of O, deed, or lesser interest — and whether it is registered.
    • Encumbrances — mortgages, caveats, pending litigation, or government acquisition/committed land.

Survey Plans & Land Document Authentication in Nigeria (2026)

The survey plan: your land’s fingerprint

A survey plan fixes exactly where your land is, its size and its boundaries, tied to official coordinates. Without a registered survey, you cannot properly register title, perfect a transfer, or prove the land you paid for is the land you got. This guide explains survey plans, survey plan registration, and how land document authentication confirms a survey (and a seller) are genuine.

Honest note: RenewPapers is not a firm of surveyors or the Surveyor-General’s office. Surveys are produced by registered surveyors and lodged officially. What we do is coordinate the survey, register it, and authenticate existing survey and land documents for you.

    Why it matters

    • It defines the asset. A deed without a matching registered survey is a deal with no agreed boundaries.
    • It reveals government land. Checking a survey against the registry shows if the land is under acquisition or committed — a common trap.
    • It underpins everything else — C of O, registration and perfection all reference the survey.

Deed of Assignment & Title Perfection in Nigeria (2026)

    From deed to perfected title

When you buy land you get a deed of assignment (or deed of conveyance) — the document transferring it to you. But a signed deed alone does not fully protect you: your title is only perfected once it has Governor’s Consent, is stamped, and is registered. Until then your ownership is incomplete and hard to defend or resell. This guide explains the deed and the three steps of perfection.

Honest note: RenewPapers is not a law firm or the land registry. Deeds are drafted by lawyers and perfected through government. What we do is coordinate the drafting, consent, stamping and registration so your title is fully perfected — nothing left half-done.

    The three steps of perfection

    • Governor’s Consent — required for a valid transfer of land that already has a C of O.
    • Stamping — the deed is stamped (duty paid) at the relevant revenue authority.
    • Registration — the deed is registered at the land registry so your ownership is on the public record.
An unperfected deed is a weak title. Many buyers stop at the signed deed and “receipt”. If a dispute or resale comes, an unregistered, unconsented deed is far harder to defend. Perfect it while the transaction is fresh.

Building Approval & Land Use Charge in Nigeria (2026)

    Building approval and property charges

Two property obligations trip owners up: getting building plan approval before you build (and regularising a structure put up without it), and paying Land Use Charge on the property you hold. Skip either and you risk demolition notices, fines or a sealed building. This guide explains both plainly.

Honest note: RenewPapers is not a physical-planning authority or a state revenue service. Approvals and charges are set by government. What we do is prepare and submit your building approval, regularise existing structures, and sort Land Use Charge assessments and arrears.

    Building approval & regularisation

    • Building plan approval / permit — required before construction, from the state or local physical-planning authority, with your approved drawings, title and survey.
    • Building regularisation — where a structure was built without approval, many states run a regularisation window to bring it onside and avoid demolition.

    Land Use Charge

Land Use Charge (in Lagos; comparable property/tenement rates elsewhere) is a recurring charge on property. It accrues penalties if unpaid, and arrears can block a sale or transfer. We handle assessment queries, payment and arrears regularisation.

    Certificate of Occupancy (C of O) & Governor’s Consent in Nigeria (2026)

    C of O and Governor’s Consent, explained

Under the Land Use Act, land in Nigeria is held on the authority of the state governor — and the two documents that prove and protect your hold on it are the Certificate of Occupancy (C of O) and Governor’s Consent. Get them right and your title is secure and sellable; get them wrong (or skip them) and you own a dispute waiting to happen. This guide explains both, when each applies, and how to apply, process, verify or replace a C of O.

Honest note: RenewPapers is not a state land registry. The C of O and consent are granted by the state government. What we do is prepare the application correctly, run it through the registry, and verify title so you are not caught by a defective or fake document.

    Which document do you need?

    • Certificate of Occupancy (C of O) — the governor’s grant of a right of occupancy over a parcel of land, usually for 99 years. It is the root-of-title document for most urban land.
    • Governor’s Consent — once land already has a C of O, any later transaction on it (sale, assignment, mortgage) legally needs the governor’s consent to be valid. Buying C of O land without perfecting consent leaves your title incomplete.

    What is your situation?

Verify before you pay. The commonest and costliest property mistake in Nigeria is paying for land on a C of O that is fake, revoked, or subject to government acquisition. Always verify at the registry first — we do this for you in days, not weeks.

    Sorting a C of O or consent?

Tell us the land and what you need — a fresh C of O, Governor’s Consent on a purchase, or a title verification. We prepare it, run it through the registry, and confirm your title is clean.
