Verify before money moves. A title search costs a fraction of a plot — and a fraction of losing one.
Property & land-document concierge

Land is where paperwork costs the most.

Before you pay for a plot, verify the title. After you own one, keep every document organised and every deadline met. In between, track your C of O, consent or registration through the state lands bureaucracy without living at the registry. We verify, process, track and organise — working alongside your lawyer and licensed surveyor, never replacing them.

Caught pre-payment The plan you were shown doesn’t match the registry coordinates. This search just paid for itself many times over.
Part A Verification first — on principle

We don’t promise approvals. We promise you’ll always know the truth of your file.

Land titles are granted by state governments, on their timelines, under processes that differ state by state. Anyone guaranteeing you a Certificate of Occupancy — or a date for one — is selling confidence they don’t possess. Our lane is different, and more useful.

What we do

Verify · process · track · organise

  • Search and verify titles, holders and encumbrances against registry records — dated, documented, before money moves
  • Prepare, file and pay for applications correctly, then track them stage by stage through the state’s process
  • Coordinate with your lawyer and licensed surveyor — the professionals some steps legally require
  • Keep every property document vaulted, and every tax and charge deadline reminded

What we don’t do

And won’t — walk away from anyone who will

  • Guarantee title approvals, C of O issuance, or government timelines — those belong to the state
  • Provide legal advice or replace your lawyer on conveyancing — we’re the process desk, not counsel
  • “Facilitate” allocations or approvals outside official channels
  • Certify that any land is fraud-proof — a search reports the registry’s records at a date; your lawyer advises on the rest
Why this humility is the product: most land losses trace to skipped verification and informal “facilitators” — the exact things a guarantee-seller encourages. A dated registry search, a matching survey, a properly filed application and a complete document vault are the boring things that actually protect a title.
Part B Concierge services

From the search before you buy to the vault after you own.

Priced per service and per state — land processes differ significantly between states, so every quote is specific to where the land sits. Official fees itemised separately, always.

Part C Who this is built for

Three owners, one discipline.

Highest stakes Diaspora owners

Buying or owning from abroad

Buying through relatives is how people lose plots. Order an independent, dated registry search before any transfer, watch every filing from your dashboard, and keep the documents in a vault no cousin can misplace. You verify from Houston; we stand at the registry in Lagos.

Verify before you send money
Estate buyers

Buying into a scheme

Before the “last few plots” pressure works on you: title search on the estate’s root documents, survey verification on your specific plot, and your allocation papers vaulted from day one — with the C of O or consent process tracked after.

Step 02

Verify

Registry search and survey verification, delivered as a dated report you and your lawyer can act on — before any money moves.

Step 03

Process & track

Applications filed and paid correctly, coordinated with your lawyer where the law requires one, and tracked through every state-side stage.

Step 04

Vault & remind

Every document vaulted per property, every land-use charge and tax deadline on reminders — for as long as you own it, free.

Part E Common questions

Asked before every plot changes hands.

Can you guarantee my C of O will be approved, or when?
No — and we’d ask you to distrust anyone who says yes. Certificates of Occupancy are granted by state governments under their own processes and timelines, which vary widely between states and change. What we control is everything on your side of the counter: an application that’s complete and correct, fees paid to the right accounts, filings tracked stage by stage, and honest status you can check any hour — instead of a promised date that quietly slides.
What does a title search actually tell me — and what doesn’t it?
It reports what the state lands registry’s records show on a stated date: whether a title exists, who it’s registered to, and what encumbrances appear. That answers the questions that catch most fraud — is this person the registered holder, is this land already charged or disputed on record. What it can’t do is certify land fraud-proof forever or substitute for legal advice; that’s why the report is dated, why we flag rather than conclude, and why it’s designed to be handed to your lawyer.
Do I need a lawyer, or do you replace one?
You need one, and we don’t replace them. Conveyancing, deeds and consent applications involve legal work that belongs with your lawyer, and surveys belong with a licensed surveyor. Our role is the process layer both of them will thank you for: verified records to work from, filings lodged and chased, and one organised vault instead of a carrier bag of photocopies. If you don’t have a lawyer yet, we’ll tell you at which step you’ll need one.
I’m abroad and my family found land for me. What should happen before I send money?
One thing, non-negotiably: an independent search on the title, ordered by you, reported to you — not arranged by anyone with an interest in the sale closing. It’s not distrust of family; it’s the discipline that protects them too, because sellers deceive intermediaries as easily as buyers. Order the search from your dashboard, share the dated report with your lawyer, and only then decide. Most of the worst stories we see began with skipping exactly this step.
The estate says only a few plots remain and the price rises Friday. Can you search in time?
Usually, yes — searches are our fastest property service, and we prioritise pre-purchase searches for precisely this reason. But hold the principle even if the timing is tight: a deadline you’d miss by verifying is a deadline designed to stop you verifying. Legitimate sellers survive a search; the price of a plot is never lower than the cost of a lost one.
My property papers are scattered — some with a lawyer, some at home, one missing. Where do I start?
Start with the free vault: upload what you have, and the assessment maps what a complete file for your property should contain, what’s missing, and how each missing piece can be retrieved or regularised — a lost survey re-obtained, an unregistered deed lodged, an expired charge settled. Property files are rebuilt one document at a time, and the vault keeps them rebuilt.
